The exhaust for the hot water heater is 3 inch instead of 4 inch pipe, the electrical panel is a model that has a recall on it, There is slight seepage at the galvanized water main coming into the basement etc.

We have always pushed for >12% CoC & quickly abandoned the exhausting, mind numbing idiosyncrasies of just being residential Landlords, except for maybe 8 properties our kids still hold, for their experience.There are so many ways & niches to accumulate significant REI wealth & having the foresight to tax defer the loading/then implementing of 401(k)-solo's is an excellent beginning.
