Have you ever thought about a bar and grill, with a main room bar and a 2nd smoking lounge bar.You could call it "The Poker Room" and have a cards theme to it.Dark wood, low lights, lots of alcohol behind the bar, with bartenders in uniforms.A secret entrance in the back from the rear of the building, stars go right down to it.Pick a radio station aimed at a particular audience and advertise there to attract sames (birds of a feather).Bring in a live band (that matches the clientele) once a quarter and advertise that (all the bottled beer they can drink plus a kicker of cash for appearing).With ultra sanitary restrooms.Basically a speak easy type of bar.

I live in Denver and my property is a single family home, but the land is zoned to support a duplex.The house was separated into two units up/down when I bought it, with separate entrances, electricity and water.I'm looking to get the property zoned as a duplex and the city is asking for:- Need Site Plan that contains Reference Lots and Front Setback Dimensions- Spot grade elevation points at primary front setback and rear cornersAre these site plans something an architect needs to do?

The second floor is a 350 sqft attic conversion and the stairwell to it could fairly easily be made to be a separate entrance.

. - Basement/ground level (half is underground since it is on a hill) has separate entrance, kitchen, full bath and living space but I don’t know if it is legal, I requested the permit history from the town- First level would just need a shower to add to the current 1/2 bath- Stairs to the second level are directly in front of the entrance door so it would be simple to make a separate entrance to first/second level.

A property that already has a separate kitchen and separate entrance would be much easier to tackle than going through the process of a conversion.
