But I watched a video on youtube and looked around on loopnet to find some stuff not totally overpriced.  

Are you asking to track the workflow process for rehab/flipping/contract work or the workflow that starts with seller engagement through to closing?

He has a daily podcast and hundreds of Youtube videos where he shows you how to search for notes, conduct due diligence, and what to avoid in this business.

I think if you intend to engage the services of the real estate agent later in the transaction - in other words, there is an assumption of payment - it would be fine to reach out for comps.
