If so, that's your prime market to start in because you have a competitive advantage of boots on the ground you trust of personal knowledge.If I were you, and new, I would not do fixers, I would buy turnkey or rent-ready properties or you are going to have to trust a whole lot more people to do what you want to be done.

Intelligent people learn from other people’s mistakes.

Ideally you'd be there too (or a manager if you had one) as that is best practice in my opinion, but being remote you just have to outsource everything to people you trust. 

But MANY/maybe most people don’t know you need to spend that $10-15k on top of the solar.

if there's a market you're considering investing in, you should go there in person, walk around, go to meetups, take people out for coffee and ask them questions. 

There are plenty of markets, a lot of people choose the Midwest.
