Loring Hinds My few thoughts...Don't bank on appreciation, think of it as icing on the cake when all other things go in your favor.

Addressing the switches and outlets is a piece of cake and can be done for just a few dollars (using box extensions and/or just using longer screws).  

They had 900 tons of yellow cake that we gave them to use for energy purposes in the 80s when Saddam was an ally that Saddam was later claiming to have enriched and weaponized for use against our allies.

I mean nothing is a cake walk in RE, right??

If perfection happens I want it to be icing on the cake and not to make the whole investment worthwhile.   

Buying in gentrification areas can be a smart play, but its no cake walk. 

I'm looking at real estate as a way to grow my wealth in my 30s, 40s, 50s, and my 401k as thick, sweet icing on the cake in my 60s and beyond. 

Off topic but I'm from DE originally and would kill for a Maryland crab cake if you have a way to get it to me hot from the kitchen lol!
