The auditor was a woman because I had spent about 8 weeks organizing documents, bank accounts, etc. and working late into the evenings for about 8 weeks I was sort of disappointed because the auditor sat across from my CPA, looked at two folders, told my CPA she everything looked great, talked about her college years and about getting into the IRS and she stamped a paper saying No Change Audit and left.People should not even trust their CPA's.

100% on point @Tony Gunter@Anish Patel this is a very incomplete SOW and will leave you disappointed...I see this happen all the time...you'll get 60% through and have no way to finish the project...if you have never done a renovation of this size/scope it's not a good starting point...The only way to do something like this is have someone very experienced with a project like this build your scope (an awesome agent, GC, or an architect)...an architect will design the project, estimate the costs, pull permits, advertise the work, manage the contractor bids, and administer construction...we usually pay around 10-11% of total project costs in design fees....honestly, it's the best money you will spend.

In order to rent out the back unit, I need to try and get the non-conforming status back.This is a HUGE pain and super disappointing because I would not of purchased the home if I knew I could not legally rent out the back unit.Has anyone seen a home lose it's non-conforming status before?

From day one I knew it would be a long term goal, and I gave myself 10 years to build the additional units. 6 years in and I am feeling a tad disappointed that I am not any closer to that goal.

I like to use all of the info combined to decide on ARV and then I still try to be conservative by reducing it 2.5% to 5%.....I would rather be "surprised" with more rather than disappointed with making less, ya know?

To our modest disappointment, it sounded like the level of finish we wanted to accomplish was a little bit out of our budget and we will have to make some concessions, but roughly 85%-90% of what we had talked about originally was still in play, so we thought nothing of it and started the process of evicting the current tenets.

The details and timeline of the deal have not changed, however the small bank I used (who came recommended) has proven to be a hindrance and I’m disappointed in how they misrepresented the value they brought to the table for a new investor.
