After I educated myself with information on this site and the plethora of podcast out there on REI I had no problem writing an offer because I knew deep within that what I was doing was right and the risk I was taking was very minimal because of the countless hours I had spent immersing myself in REI and talking with other RE investors.

Big thanks to bigger pockets for keeping me motivated to keep going after losing out to countless cash offers (would be nice to have $200k liquid, maybe someday).Some quick details:Purchase $209,200Two Family 3br 1 bath each unit - Tenants Currently Downstairs pay $1100 a monthPITI - $925Taxes - $750It's not a slam dunk right away, but we are doing some work (redoing the bathroom and a bit of painting) and hope to push the rents a bit higher in the next few years (market for 3 BRs in the area tends to run $1300-$1500 depending on the location and quality of rental.

Step 1: Buy a house in need of repair.Step 2: move your bedroom into the kitchen while you spend countless hours youtubing how to install baseboards.Live in the kitchen for a month and a half....Step 3: Move back into the bedroom and exist off of a mini fridge and hot plate located next to your couch (the new kitchen) while you rack up more YouTube points.Step 4: Begin marriage counseling.Jk of course!
