So if you do decide to get into college rentals make sure you commit to doing it the right way by putting effective systems in place.In my market the upside to college rentals is they generally do command higher than market/long term rentals even in the areas where they don't get paid for the summer months.

The renovated units will then command top rents and if the other tenant moves out you can always renovate the other side because you’ve built your team of contractors now.

The warehouse they must have gotten with the land for dirt cheap because 70 units is generally non-profitable to build unless you can command really high rents.

But if the area or the home doesn't command that, then you might see smaller homes. 

I don’t care what class it is hardwood floors are very durable , will always look better than anything if done right and will command higher rent and rent faster in my experience.
