Everyone I've sold a property to in this area in the past couple years are already celebrating equity, and increased rents.

When we received our first rent check from our first rental property--which the tenant paid in cash--I put the $500 after-PITI net in my pocket and carried it around for a month, celebrating an early milestone, and contemplating what that $500 meant.  

Time to celebrate right?

It was a controversial decision which the majority rightfully (if you've watched the fight) conclude to be a plain out STUPID call on the judges fault further discrediting boxing...

Well, a celebration late is better than never I guess, and all of these will just get us closer to the next goal.....LOL
