If not again you would be better off buying your own home and having enough yard/space for all of them but 13 is still way to many dogs unless you live on a farm or own acres of land.I have worked in the banking business and have seen people lose their homes that they rent due to landlords kicking them out with very little warning due to breach of contract or a No pet rule. 

All that matters is that buyers feel like rates are high and are reluctant to buy.

These are people that you believe would give you a good reference when they come across someone looking to buy or sell.Contact each of these people at least once a month.

If you're financially stable, have an emergency fund, and have a buy [box] get into the trending C class neighborhoods and buy value.

If you buy in a good market, appreciation will beat cash flow every time.

That isn't going to help your sale unfortunately as the next owner isn't buying a business really as once you leave, the business disappears.

At the time, we were not thinking as investors and primarily focused on buying a modern, pretty property under $1M.
