It will make funding easier to stay off documentation though if you've recently gone through a foreclosure or bankruptcy.Yes, hard money lenders will check credit, but if you have a co-signor with superior credit that will help sway underwriters in favor of lending.

We also will be financing ourselves, and expect things to be a bit messy in terms of separation of funds, so to avoid a co-migling/pierce the veil situation, we've decided to hold off on having the LLC own the property until after the reno is complete.

My husband is a co-owner and has is real estate agent/broker license, so I don't believe the agent would need to be licensed, although I have not researched this issue.
