I live in Orange County CA and after toying with multiple ideas about how best to invest my money I believe I have settled on the idea of attempting to acquire rental property with positive cash flow (probably out of the state of California to get more value)I am a elementary school teacher by trade and I am new to the real estate investment business so I hope that my involvement in the BP community will help to guide and direct me as a newbie looking to start my real estate investing career. 

The following are some considerations I'm toying with:I built my home new and have lived in it for almost 9 years.

I've also toyed with the idea of monthly maid service in the rent.

I'm just curious because I've toyed around with the idea of getting my license at some point.

I've been toying around with the idea of wholesaling and trying to build up a down payment that way but i have no idea where I'd begin to look for buyers or how to not get cheated or how to find actual good deals.

I've been toying with the idea of selling as well as investing.

@Connie Bhimireddy I think I may have toyed with it one time, but no I don't use it myself. 

The bank won't give an extension on the approval and I really don't want to keep getting credit inquiries on my report if I'm not going to use the money.I've been leaning towards and toying with the idea of possibly purchasing a buy and hold property (or 2) to add to my two current rental properties.
