Nobody including me has a crystal ball into the future but that overall region doing well over the next 4-5 years including Decatur is my view. 

I know it might seem like I’m looking for a crystal ball to see in the future…if you have one I’d like to know what it is 😂 but I’d settle for any techniques that work…or don’t.

Add all the numbers up... rents, appreciations, mortgage paydown, etc etc etc... which ever number is bigger is "financially" better.No rocket science, no secret sauce, no crystal ball we have which you don't.

This money will also be used to make the property rent ready again (minor painting, carpet cleaning, etc.)Obviously there are a lot of moving parts here but no one has a crystal ball on future market movement, how long a tenant will stay, or amount of repairs needed.

I think commenting is a bit misguided but here's my prediction with the crystal ball I have.

If I had a crystal ball, I would be sitting at a high office in Wall Street lol But I don't so I'll stick to slinging lumber for now haha.

I don't like to pretend I have a crystal ball, but if I had to guess, I don't think rates agree going much higher in the next year.
