Both tactics offer distinct benefits, and your decision will be based on your tastes, goals, and local market conditions.

The country is rapidly heading into a recession (and possibly WWIII depending on which news you chose to consume) and I think we've only just begun to get a little taste of what is to come with gas prices, rate hikes, supply chain issues, failed crops, droughts, and layoffs.

Freeze the headers and tenant information so it's always displayed.After that, it's personal taste but you want to ensure you track every payment, the date it was paid, what the payment was for (rent, late fee, lease renewal fee, security deposit, etc.), the form of payment (check, online, bank deposit, etc.) and then similar details for any expenses.I also recommend a section to the right where you can keep track of maintenance for that unit. that would include the date reported, description of problem, contractor hired to repair, expense, date repair complete, etc.

The profitability was way too low for my taste so I didn't invest.

Under $50,000 even better.I made the journey out to Memphis last year and got a taste for what I could be getting myself into when it comes to these lower priced houses.
