I like these properties, but I would “fine tooth comb” the property before I pulled the trigger because a slip up on a property that needs a lot of work has more potential consequences than a light rehab.

Anyway several of them told me they booked 2-4 week stays at Airbnbs in couple cities, met people, and "lived" there for a short time before pulling the trigger.

I don't own any of these homes/rentals, but I have researched a few neighborhoods with bigger/acreage lots that would work for rent-by-the-room (if the city ever lifts u plus 2) but I've never pulled the trigger as I don't want to break the law.  

I hope this helps because as a commercial advisor it can be easy to tell clients to pull the trigger just to get a deal done.

The more information you can give to your agent and other investors in your network, the better chances you have of identifying and pulling the trigger on a potential deal.

Hello,A longtime friend of mine and myself have talked over the years about partnering in real estate investing but have never pulled the trigger. 

She is now 4 months behind, which triggers my initial reaction to file eviction.

Texas has what you need, you just have to spend some time looking and you have to be ready to pull the trigger!!!!!

Potentially the biggest hurdle for newbies is actually pulling the trigger.
