@Joe Bostick, are your two rentals cash flowing consistently?

Consistently I was just cleaning out my basement and found my very first leases on my first duplex. 

Keep it consistent and keep it legal.Professional tenants that take landlords to court START with making you try and bend the rules.

I'm aware that 4 months is probably not enough time to signal consistent rental revenue for a potential investor to justify a multiplier, however I still wanted to evaluate the possibility and seeing if I could sell it.  

This guy has consistently paid his rent on the 1st of every month in cash for 18 years.

Park consists of 66 pads.  

That’s far from a certainty without more information but my radar would certainly be on high alert if this behavior is happening consistently.

Philadelphia is fairly large consisting of many different areas that are great for flips.

This is all jump start your investing and if you commit to doing just one of these consistently for a month you should have a deal show up.
