Murphys is a temp solution, but lasts longer on overhead surfaces, then a little longer vertical, then short on floor/flat surfaces.

If this wasnt the case , the temps were so cold you couldnt do too much inside with out heat .

@Scott Le Not fixing the pitch is a temp fix, if you hold the house, then you will redo them in a couple of years, or probably it will turn-off buyers or will give you a bad rep because you sold them something that's broken (ponding).

we had a control on our boiler in basement that only we could access,, we disconnected the theromstat in the unit and set the boiler at the temp we wanted,, kept it at about 70.. we had a new thermostat put in the boiler room.

So maybe 30-35k in 18 months isn't better then what they got in Tempe, but certainly not horrible.What do you mean "laugh it up while you can"?

       I ran some numbers on vacation rentals in the Tempe area a year back or so, and the returns weren't bad. 

Look into upgrading your boiler find a good HVAC company to inspect what you have, you could have a hole in your boiler and it not making temp and cold water coming in to make up what is lost.
