I would also either talk to a specialist agent that deals with renting churches or put it on loopnet.You would be surprised how many people want a rental church building.

I understand he has no income, but if that were to change, and he provided a LOX (Letter of Explanation), you would be surprised what lenders can forgive, especially when there is SO much equity in the property, and it's an owner occ.

I've never actually had this issue and am not an insurance person, but I am a bit cynical and wouldn't be surprised if an insurance company refused a claim based on something like this.Also, I don't know what the legal ramifications of not doing anything to remove said smoker are if there's a fire.
