Go directly to the listing agent, spin the best story possible ( experienced investor/buyer, lots of cash and so on), and do the deal.

As you grow it becomes increasingly difficult to keep all the plates spinning.

i have to agree that it's a major headache for most people. i keep track of everything down the last cent and i hate when there rules and regulations that make my head spin. my eyes just roll in the back of my head when i start to listen (forced to) legal BS. why can't it be simple?

I happened to stumble across the Bigger Pockets episode where they interviewed the asset protection lawyer, and it got my mind spinning.
