I agree residential rental properties are one of the least speculative segments of the RE market, but where I've seen investors go wrong is to sell A area assets towards the top of the market and replace them under pressure in B or C markets in order to chase income. If you can borrow the equity and have your BH tenants pay for that borrowed equity in the form of rent, you can use that free leveraged equity to find return elsewhere (B and C markets).

@Nguyen QuachFrom Wikipedia: https://en.wikipedia.org/wiki/Merced_station_(California_High-Speed_Rail)"The California High-Speed Rail Authority's February 2016 draft business plan said that the Merced station would not begin service at the same time as the initial San Jose to Bakersfield route in 2025, but would likely open in 2029 instead.[4] The Merced City Council vigorously opposed the delay in the station opening, noting that Merced would be a prime area for commuters seeking to use high-speed rail to access jobs in Silicon Valley.[5] In response, the April 2016 revisions to the business plan indeed included Merced in the initial construction segment, initially as a single-track spur connecting only to the westbound track to the Bay Area, with buildout of the full Chowchilla Wye happening later.[6][7]"If you want to buy in Merced for a single track rail that just came in WAAAAY overbudget (35%) in the hopes that Merced won't be cut from the list in order to come in on budget, and that economy will still be in a good place 7 years from now when the station finally opens (if it isn't cut), then be my guest.
