I eventually found a good roofer, siding guy, asphalt/cement/paver guy, all around handyman, electrician, and my granite place.

Or a roofer?  

Get a roofer out to look at it.

In the future, I plan to bring a plumber, electrician, hvac tech and roofer through each of the properties I buy during due diligence.

I've found quality work at budget prices on painting, light carpentry, landscaping, and roofing (we have so many roofers in the area, competition drives costs down). 

My initial thoughts were based on the info provided in the listing, but I'm looking at this street with pavement that needs mending and older cars etc and not seeing an A area.

And an actual roofer to get on the roof.Get copies of all leases and READ them.Go to the city and see if there are any open permits, and if there’s a rental department, and/or a health Dept, go there.Probably more than you want to know, and maybe you already know all this, but after many years of doing this, I tend to be too relaxed, and wish someone would slap me around each time!

If the sub has less than a days work I probably forego it, but anyone with any decent scope (hvac, plumber, electrical, roofer, siding, concrete) I have them provide me with coverage and get a copy for myself directly from their insurance -agent.
