It just is what it is.I disagree with always make an offer, unless you are new and then you can always use it for experience--having the guts to make the offer, seeing the reaction, overcoming some objections, etc.

@Andre Smith my first reaction would be to forget about the townhomes: the units themselves are too small, and there's the HOA to consider, which can (and will!)

My initial gut reaction is that I would take the 150,000 to make nine $15,000 down payments (20%) on $75,000 single family homes in places like Memphis, Detroit, Pittsburgh, Jacksonville, Indianapolis, Ohio, etc etc).
