I have found that many of my investors prefer these low cash in deals where there is financing in place that is 1/3 the cost of getting hard money for 10x the time period.Live long and prosper my friends!

Finance the rehab (your own cash, hard money, Prosper/Lending Club, friend, etc) then refinance after the rehab to pay the remainder of the 20k to get the title and then sell.

It' is not all about the bottom line some times.Happy, Healthy and Prosperous 2016 to all! 

With the new tax acts 20, 22 and 273 it seems like a guy might just prosper given the right circumstances.  

In our minds, we all have 'day jobs' so are not too interested in Fix-n-Flips, as around here (rural heartland - prosperous small industrial/medical town) currently about the only way to make money on that is to 'do the work yourself to earn a paycheck' - not a lot left over for investment profit. 

I could suggest Lending Club or Prosper for a low amount like that.
