Finance the rehab (your own cash, hard money, Prosper/Lending Club, friend, etc) then refinance after the rehab to pay the remainder of the 20k to get the title and then sell.

In our minds, we all have 'day jobs' so are not too interested in Fix-n-Flips, as around here (rural heartland - prosperous small industrial/medical town) currently about the only way to make money on that is to 'do the work yourself to earn a paycheck' - not a lot left over for investment profit.
