I'm wondering if we'd be shooting ourselves in the foot by trying to  charge even more to include mowing and snow removal (we're in the great lakes area)?

Just got done with a 34 million dollar job and some of the LVP that was 20 dollars a foot had cracks in it.

All of the framers have said that the front part of the roof is currently not being supported by anything and has shifted almost a foot down.

If not, I always like to be prepared with "bucket costs"  ie) a mid-level kitchen reno (15k-20k), bathroom rehab (10k), basic pricing for floors based on sq foot, etc.

That should get your foot in the door with a few good investors in your area!

I rented an apartment for a year and I paid up $10 month for my floor plan supposedly because it had an extra foot overhang of countertop in the kitchen.

They should also be aware that you will direct the downstairs tenant to approach them about noise complaints and you expect their cooperation.Downstairs tenant - they are below someone else which means they will hear foot steps and thumps as things are moved around.

If you've been building new rentals, have you experienced an average price per square foot to build?  

This way even if it is something small, I could get my foot into the investment side.
