I understand the concept of renting out by room, but I would pay more in order to have separate units, separate entrances, and separate utilities.

Just recently moved from Knoxville, definitely a no go for STR in my opinion, I would also like to recommend Townsend, about 45 minutes from Gatlinburg with its own entrance to the National Park.

There are many variations of doing this that don't necessarily involve sharing a common entrance. 

The entrance is pretty well hidden so the zombie hordes are going to have a tough time finding me, but if they do I have a whole stack of counterfeit stimulus checks to hand out to them to keep them occupied as I run them down in my Mad Max deathmobile 🙄In all seriousness, you do know that hundreds of places have rental permits, right? 

He's also refusing to move out, turning down several keys for cash deals, and continues paying rent.At one point he sent a 30-day notice to vacate, we approved, and then he refused to leave.We're forced to get him a hotel room while remediation is getting done.He kept sneaking back into the property and tearing down their plastic containments that were placed over the bathroom entrance - to prevent them from taking accurate post-work air tests.

One great success we had was a house hack townhome that we lived in for six months and converted the downstairs bedroom into a monthly rental (walled off the hallway, put in a separate entrance). 

@David Frandsen I want to develop the basement (entirely contained within the main SFR house, completely partitioned and has its own entrances) as a regular dwelling.

You can create a separate entrance and create a 2 bedroom basement unit!

I'd put money into entrance security doors and security cameras first..

Even if you do not have a house entrance for electricity, you could run an outlet connected to one of the units electrical panel.
