After the September 11 attack on the world trade towers, they passed a lot of laws aimed at being able to track people, requirements on having identification to open a bank account, and reporting on tax transactions of over $10,000. 

If need be, will bid it up and take title to the property since we are next in line to receive any overage are credited back anything above the tax amount.

Go to Etsy and search for "rental property tracker," and you will find hundreds of excellent spreadsheets to track 10-20 rentals, usually for under $10.
