If not, option 2 is the kit and kaboodle.I'm personally not optimistic about the tax climate in the next 5-20 years and it is exceedingly difficult to predict how all of the other economic factors will interplay, but if I had the chance to lock in debt at a dirt-cheap interest rate for 3 decades compared to just over one, I'd take 3 decades.

In my opinion whether it happens or not, this just shows the strength of the continued economic drive in Dallas and the business friendly climate of Texas as a whole.

But, yes, I think that many investors are wise to be a bit more wary of flipping and development strategies in the current climate.  

And a better climate and a growing population of high income earners?

I just sold my house and two short term rental cabins and moved out of state to warmer climates for health reasons.

In other climates like mentioned previously it's a very different conversation.

A good lender will explain to you that without a rate lock you should expect the numbers to change, in this climate drastically.
