Sounds like you are attempting to make this happen with a conventional lender...lending laws don't permit these guys to originate to an LLC...if this is your chosen course, you'll need to transfer title to your personal name...but since you are unemployed this will almost certainly hit a brick wall.I would look for a loan broker...they'll figure out something...in my opinion the fees are worth it if they can make a deal come together...you'll likely be looking to a commercial lender...but most have minimums for portfolio type loans...$500k combined appraised value....and you'll need a good equity position and strong cash flow.

There are ways around it though; if you live in a house you buy for at least 2 years, (and this can be a multiplex, so you could rent out the other apartments) then any profit made from selling the house is not subject to capital gains tax.The hardest part to this particular process, and honestly the boat I'm in at the moment, is getting started due to lack of overhead cash. There are also the risks of the house going unsold or unrented, but that's why you don't gamble with all the money you have in the bank.

@Joshua Baker, Definitely you make a good point about retail being harder to lease these days, and I can see how building 250k of office/retail would be a big gamble.
