Being able to estimate (or better yet actually determine) square footages, experience in knowing how much it really costs to remove drywall, put in a beam, replace cabinets, run plumbing and electrical; it all comes with walking with contractors/your subs to guess better and better.

If done after the rehab, it provides an opportunity to address residual issues prior to putting the property on the market, although the downside is that it could mean tearing out newly installed flooring, cabinets, and appliances to address serious problems like mould underneath the subfloor that we’re not initially identified.Any thoughts?

@paul bowers, yes I gutted the kitchen 2 kitchen cabinets are in excellent condition and so does the main cabinets from the sink.

I use 10 to 15 years for water heater lifespan so $8/month for its cap expense when installed to code using a licensed plumber.Flooring, paint (interior and exterior), appliances, roof, fences/walls, windows, furnace/HVAC, hardscape, siding, foundations, kitchens (cabinets, counters, sinks, etc.) , bathrooms all have lifespans and all add up.
