I would buy the paint so that I control the color and the brand/quality, tenant would supply the brushes, rollers, etc. 

Could I go out, buy paint, rollers, drop cloths, tape, brushes and find some old clothes to paint a showcase house with just a couple extra runs, a few extra soft spots and some not quite as good lines as a pro in about 215% of the time?

Big signal to me...I think you're painting the picture with a broad brush.

That way you brush out the players and keep them honest.

I typically clean out the vents using a 12' brush from the inside of each unit in my small multis. 

@Luke Harris  I grew up in this industry.. as such I am without being too forward and expert at it.I don't like selling worthless land to suckers.. and that is what most of these programs are based on.are there some gems  for sure.. have I bought and sold land  YES by the hundreds if not thousands.will I sell worthless High Desert sage brush land to unsuspecting folks NO.

Pick a consistent theme and try to stick with it, you're trying to appeal to 90% of the market, light colors, brushed nickel, stainless, etc.

The FB coaches or spoke people are a very well prepare and oil professional team that will very strongly use all available stage and sell tactics to push and persuade you to obtain and enroll in their coaching program to the extent, in my personal opinion, to make you feel that not buying or getting in to the program is a life mistake.The first day they brush and introduce the ideas of coaching being smart, mastery programs, outsourcing is the way, that a proven system speeds things, some concepts of various chapters of the book, that the program will require 1 to 2 years of the participant effort and desire and some basic of house flipping all found in the book they provide in the package.Through out all these 3 days the leader of the FB Team as well as the team will use sell and stage tactics to slowly, surely and strongly persuade you to obtain their coaching system known as the “MASTERY PROGRAMS” (Always pushing the “INNER CIRCLE” one) funneling ideas like A) Now you are in breaking point in your life to make a important life changing decision to protect and ensure the future of your family.

@Jonathan Twombly  I have done a lot of business over the years financing deals for guru students.so I can paint a broad brush. you would be surprised at how many are actually real estate professionals that go to those or other successful folks that just cut checks.the taking a dreamer ( real estate not the other kind) and maneuver them into massive credit card debt I don't agree with.. but then I don't agree with many on BP who all want to take out HELOCs and borrow to their eye balls to buy rentals either.
