I'm not that smart, but I know what works for me: TRUSTS.Land trust are great for anonymity and to avoid the due on sale clause, but they are not providing any asset protection (except in Florida).I am using Land Trust and assigning the beneficial interest to an LLC for the asset protection part.

Finally, with the use of Trusts while establishing these structures you can add a level of anonymity by removing your name from public record.The LLC, when established correctly, would create a legal stop-gap between the investment and you and your personal assets.

I also believe in 2024 congress is requiring LLC's to register nationally so anonymity basically goes away anyways. if you are buying single family assets, an insurance policy can provide potentially better personal coverage than a LLC (as most people do not run a LLC properly anyways).Also talk to your tax specialist as well as some states may be more beneficial (even though LLC is pass through entity).
