Another good Henry Ford quote I'll always remember is "If I asked my customers what they wanted they would have said a faster horse." 

I also surmise that they knew (most probably in advance) that the Government simply would not allow the collapse of the banking system so why not keep betting on a lame horse - after all, if you had an unlimited supply of money for a weekend at the track that you never had to pay back then what would you do????

I got into real estate immediately out of college and have been full time since 1992.My previous jobs were when I was a teenager and typical kid jobs - working at a pet store, working on a horse farm cleaning stalls, etc.

A perfect retirement spot, I can see myself riding a good horse, having all my toys in the barn, knocking the ball around, kayaking in my backyard or just jumping in and sitting on the rapids having a cold one.

As it sounds like this is just a hope and prayer you have the cart far in front of the horse.. get your financing lined up or your investors or whatever.Plus banks are not too keen on allowing people to flip short sales.

I think the simple eviction horse was never even in the barn.

what is driving the economy, is it a one horse town?

Stay away from the resort areas or one horse towns in Michigan but Detroit (Suburbs), Grand Rapids, Kalamazoo, Lansing all seem like bargains.

This could be a dead horse unless you can pay off all back payments, penalties and interest to reinstate the loan on a subject-to sale hoping that the lender doesn't pull a due on sale.
