(I always thought that would make more sense if flipped: You want to eat your cake and have it, too).You want a silver lining.You want to win while they lose.No deal.

I'm having daily contact with her...too much, but that's the short leash.The silver lining is that the re-positioning project is working well on this small complex; so, I'm balancing the challenges with some wins.

I have never heard of Ductwork having to be replaced the system having to be replaced, yes. if the existing Ductwork leaks then look into sealing the joints with duct mastic ( do not use the grey duct tape) or us the silver duct tape. if the ducts are in the attic and bare metal try getting some duct insulation and wrapping them - just a couple of easy solutions.

Thank you so much for the encouraging words, I know this will eventually pass and people have been in the same/worse situation as myself, it's just hard to see the silver lining in this case sometimes! 

But my point is, there is no single trait or silver bullet that makes a good property manager.
