I wouldn't stretch your budget for a fixer duplex that needs work, in a not so great area and have to share my privacy with a tenant.

There are often side entrances which provide separate access to a basement unit conversion, or side bedroom/mother-in-law suite which can be closed off to the main house, giving you privacy.

@Greg Scott I agree with you mixed bags I purchase a rental property with existing tenants I decided to put cameras in and around the property common areas and tenants do not like that they felt I'm invading their privacy one tenant even mentioned about we don't steal and another decided to cover the camera with a rag in the laundry room
