I know I cannot use "my own labor" costs if I do work on my own rather than hire a painter, but can I somehow use my time lost at work/vacation time used for appointments related to selling/repairing, etc.?

You said I have to issue a 1099-MISC if I pay anybody over $600, does this include contractors that run their own contracting business (such as painters, landscapers, etc) or would the contract I sign with them be enough to cover my butt?

stucco does well over brick. so does another layer of paint. you can remove it all with stripper. call some painters and masons and see what it will run you.

You need to comply to your local landlord tenant laws, in Baltimore you can file what is called a THO, tenant holding over, that may take 30 days to get a eviction.You could meet with the tenant for an inspectionLet her know the painter are coming to the house on the date she is expected to moveOffer her Deposit back regardless of the condition of the propertyCall some landlord friends, try to find the tenant another placeLet the tenant know that the exterminator will be there to spray for crittersHouse is sold, buyer want to move in ASAPGood luck

My primary company manages about 325 units, and has: (2) FT owner/managers, (1) FT leasing agent, (1) FT bookkeeper, (1) FT secretary/phones, (2) PT office assistants, and then about 10 people on the maint. staff (3 painters/turn, 2 work order/repair, 2 misc, 1 Section 8 specialist, 2 supervisors that also do billable hands-on work some of the time).
