It was time to pull myself up by the boot straps and get something going.I went looking on youtube for the TV real estate guru on late nights (couldn't remember the name Carlton Sheets at the time) but wound up finding Ron Legrand.

We use Pioneer Basement Solutions in Canton for all our foundation issues, straps, piers, posts, replacing walls, waterproofing. 

@Jeremy Mack Even in areas where we collect security deposits(outside of Chicago) we try not to inflate the security deposit because we feel it cash straps the tenant until 30 days after they move out or they fail.

Baltimore definitely has some good turnkeys but a lot of people don't like Baltimore as much (I love it myself), Cleveland could have stuff but last I knew they're really short on inventory and I'm not sure what turnkey providers are left there now, and Memphis has gotten pretty strapped for cash flow and a lot of those providers have been flocking down to Birmingham for properties, which has now left Birmingham pretty strapped for inventory too.

If you want to get creative because you are strapped for cash, I advise against that.

It happens by willing to be wrong, by willing to learn, and by strapping on a set of big old brass ones until you get it right.
