Here is my question… Should I exhaust all my conventional bank loans, most likely getting better rates, and having an easier time of it, or do I develop a relationship immediately with a Portfolio lender, who will, hopefully, be competitive and in it for the long haul?

Sorry, I'm still lost on why restoration of entitlement exists if refinancing into conventional accomplishes the same thing and can be done without selling any formerly VA-financed properties.Real world example:1) Bought a VA-financed property at one low-cost duty station2) Bought another VA-financed property at new high-cost duty station with secondary entitlement- With full entitlement now exhausted in a high-cost locale, what could I do to use VA again without selling either property?

IF and a big IF they acutally file a foreclosure right now your simply sitting on a loan that is due and for whatever reason ( and I suspect there is more to the story) bank has declined to renew or re write.. this is not a rare occurance.. your draw mishap not withstanding.
