If its a standard CAR form that your lease is written on, you will have the language about not running a business from the rental unit as well as language about visitors.

I feel for you.Last year we had a tenant who always paid rent on time but caused way too much drama with noisy visitors, unsupervised destructive children, and disregard for our property.

I have had travel nurses because it being right on 465, a lot people im town working, visiting families, hospital visitors, and summer events such as races, sports tournaments, and conferences.

And if not, then the tenant can allow anyone they wish to visit or live there.We require the tenant to obtain approval for any guest who stays more than 5 nights a month.  

The house is the home of your tenant, and your tenant has rights, like having visitors coming to stay on occasion, and there is not a single thing you can and do about it.

If you were go raise her rent because of the visitor it would have to been outlined in the original lease ddocuments.
