Based on what you said there is no money in this property whatsoever.You take 105 and add in arrears, legal fees, and all other kind of stuff a lender tacks on and then add on repairs the property needs there is no money.Might could do a short sale on it.

Hey man congrats on your first step towards freedom man read as much of the stuff as possible and listen to as many podcasts as you can.

Some of them may be gurus selling their products - especially those offering free stuff.

But none of this is personal stuff and you could possibly get it without having a property under contract.

I have a puppy that tries to attack and play with me when I'm trying to learn stuff.

I've been through 4 PM's and they all have the same problems.1. the managers have WAY too many properties assigned to them so they are always in triage mode and the other stuff (like finding tenants, communicating with landlords, collecting rent, and everything else you pay them for) falls to the wayside. 2. most PM's have never owned a property. now, I know this is hard to ask for from all PM's but if you're a small investor like I am then I think it's imperative to have a PM on your side the really knows the market, and what's at stake. 

To cover my very small 36 SQFT of counter space I'm looking at $200~ in material to install myself.Does anybody have any experience with this stuff?

I got a Canon SL1, so not exactly top of the line, but I've done some fun stuff with it so far.

Zillow recently reported the top selling kitchen color to be wheat...how they arrived at that I can't imagine.  

I was curious if anyone had any experience doing stuff like this?
