I do go through them often though, rips or stains. but I think its a nice touch, Just don't go crazy and have too many!

Was staining, or painting required to match existing?

Put it up and finish your side (eg paint/stain) however you want and leave her side for her to do.

The property is a SFR and is slightly dated, - The carpets are old and have some stains- Appliances are old but are still functional- Door and Closet doors are old, but fairly clean.My question to the BP community is:- What is the most cost effective way to deal with the carpets?.

The lease already stated that $900 would be deducted for deep cleaning carpet (this is what last cleaning cost when previous tenants moved out & we needed to get out pet smell & stains) but these carpets are trashed & need to be replaced.

We have used white trim, tan/brown trim and, cherry colored stained wood trim, and we really like it.

Replaced 90% of flooring, painted whole interior of the house, replaced light fixtures, stained deck and porch, and other repairs and upgrades.
