I too share your sentiment for appreciation which is the true long term wealth builder.

I agree with the sentiments saying sell the second one and pay a little or no tax. 

I think prices will reflect the consumer sentiment.

If someone is going on about the sentimental value of their duplex, that might be your que to move on.Right now, the reality is that finding properties that flow with a decent ROI is tough.

Hi Ben, I'm in Brooklyn, brand new to this site too and share the same sentiments, its great! 

I'm curious what the current sentiment is in the community in regards to a possible second RE market top?

I think what happens though is if you have a lull or leveling off and a small retreat then the sentiment goes I am going to wait for it to bottom.. so fence sitters get a sore butt either way.. waiting for it to bust or wont pull the trigger until they are darn sure it bottomed out. 

I'll take to heart the sentiment that investors have a duty to improve property.
