If they put a hole in a wall or damage the refrigerator, it’s not really an insurance claim (though maybe it could be)?

Low-end landlords call these stores "scratch-and-dents," and we are usually their main customers.In our case, the appliances we equip our rentals with at a minimum are washer, dryer, refrigerator, range/cooker.

I repaired (I think...) a refrigerator last weekend.I also have a W-2 job that pays me about 45K a year, but it has excellent benefits and I enjoy working for my boss as he is very lenient with my schedule.So, here is my issue: My simplistic game plan of buy/fix/rent needs to evolve. 

I've only ever had one middle-of-the-night call and the tenant was on 'something' (which was later confirmed) - he called to tell me there was a puddle of water underneath the refrigerator. 

After a new refrigerator, washer & dryer, blinds, and few minor repairs the property will be in rent-ready condition. 

You will need 2-3 refrigerators so people have a place to store food. 

Consider staging the house with furniture, but at a bare minimum put a stove and refrigerator in the kitchen.

The furthest is about 8 minutes from home, the closest is 3 minutes.  23 front doors, 83 beds, 60 televisions, 26 washers, 27 dryers, 30 refrigerators, 18 grills, 1500 previous renters.There is no tourism in this town; just drugs, prostitution, unemployment, crime and general misery.
