I have a 4 ac. parcel in Tacoma on Pierce co. sewer and Spanaway water that is zoned for six lots per acre.

Justin-I work with investors in Pierce and King counties here in WA, providing them "hard money" and teaching them how to leverage their money in the market place making RE investments.

In some states LLCs are more easily pierced than others. 

I'm more concerned about comingling personal funds and business funds...the whole "piercing the veil" and creating personal liability.

Everything else just becomes burdensome, causes other issues, and may or may not be able to be pierced anyway.
