I’d agree that there was a perception that it was easier to contract Covid if you lived in a dense city like Manhattan or SF.

Also when someone shows up to see your place and see 3 other groups of people there that also want to see the same place you start to create a lil old fashioned term called “supply and demand” or Atleast the perception of it.

After closing and working with the property manager, reality struck and my perceptions were wrong.

For this to work you must change the perception of the building in the eyes of the tenants and the community.

Many of my perceptions and experiences of real estate investors and landlords have been awful.

The markets are highly irrational right now because public perception is overreacting.

The issue with the previously posted list is those are all cities Vacasa operates in and not just an overall market perception. 

I think every person has a different perception of what quality is and leaving the creation of standards up to the individual is a recipe for disaster.

It's just one slice of what can be done to make money in RE, it's not always the easiest, not always accomplished in simple steps, takes much more knowledge sometimes, Well, I started this thread and although it was many pages ago when it started, clearly I did not make it out to be the glamorous method the gurus seem to make it, on the contrary, I pointed out many of the common mistakes and mis-perceptions that investors make in this area in the effort to educate and avoid the same mistakes.
