We doubt that  he sustained any injury on our property, he claimed that he was having surgery on his leg about 2 weeks before he sustained the injury, he may  even have moved out before the date of the injury. 

If the tenant's dog causes severe bite injuries to a passer by the bitten individual is going to get a lawyer and the lawyer is going to sue the people with money.

Hi Tim,  In my area the landlord can be held responsible for any damage or injuries caused by a tenant's pet so I have a pet application, get the license number, take a picture, etc.  

Insurance companies feel differently about unpermitted structures, many of which do not cover unpermitted structures or personal injuries caused by unpermitted structures.

This we will definitely need to implement as I imagine the possibility of injury isn't low.
