They are fully documented and fully legal.I don't know if a credit/criminal would show anything but you should definitely require proof of their ITIN to verify identity and their legal status.

I own multiple business using a series LLC for my real eatate business, an LLC field as an S Corp from another business and I have one from a prior business just as a regular LLC (I really should close this one but it costs nothing in our state to keep it open other than the time filing the annual paperwork).

Asset protection complements that and is another form of insurance - litigation insurance, because regular insurance doesn't cover you in all scenarios and for whatever limits.

I would say if you do accept a smoker, make sure your lease outlines the smoking policies (i.e. no smoking in the unit, must be __ft away from the property, etc.) and do regular inspections to ensure your tenants are not smoking in the unit.

John Buckley on larger properties my clients buying class A to B used to buy 5 caps and now with rising interest rates want 6 caps.They use Fannie/Freddie debt so if a property has almost no upside left but just regular rental increases they want at least 100 basis point spread going in between debt and existing cap rate.

For this situation, you probably want a gate latch which is a regular style handle that locks automatically when pulled shut (i.e. it cannot be left unlocked by accident).
