I would say if you do accept a smoker, make sure your lease outlines the smoking policies (i.e. no smoking in the unit, must be __ft away from the property, etc.) and do regular inspections to ensure your tenants are not smoking in the unit.

John Buckley on larger properties my clients buying class A to B used to buy 5 caps and now with rising interest rates want 6 caps.They use Fannie/Freddie debt so if a property has almost no upside left but just regular rental increases they want at least 100 basis point spread going in between debt and existing cap rate.
