I am learning that a quit claim deed is a weak instrument and if I don’t refi, that the old partner still can rescind the quit claim decision and do harm, block a sale, or other unwanted behavior.  

No harm no foul.

Be sure next time, you might advice someome wrongly and could put them in harms way.Account Closed Move on.

online isnt horrible, if you know what you're doing. as far as a condenser, they usually come with a level of pre-charge but not enough to be harmful during shipping. never bought either online, but i know people that have and have had good results. 

In the end, no harm, no foul.This shows how important it is to be ready to pull the trigger.

If I borrow, say, $10,000 from a 401k account, and then immediately turn around and put it back in, then I haven't been harmed in any way.  

Don't own it for 4 months but report 365 days.Depreciate the heck out of it; it reduces your tax bill without harming your purchase power.

But if you have done something negligent that harms your tenants your screwed LLC, Partnership or held personally, negligence is negligence and they will get you if they have a good lawyer.I personally own some houses in an LLP and some personally, I just have very large Liability coverage and an Umbrella policy that extends to my rentals as well.Disclaimer I am not a lawyer or an accountant... just sharing conversations I have had with people claiming to be lawyers and accountants.
