My question to you is, how much should I compensate my broker and in what increments (per lease signed, per month, per quarter, etc.)?

The fees are minimal and include state specific paperwork, monthly meetings, quarterly newsletters of new happenings, etc.I noticed your tags aren't working, so the folks you replied to may not have seen your responses.

@Dustin BentonBill beat me to the answer:  Dining room or fourth bedroom depends on your target clientele and your market - whether you are planning flip or hold.As an example - if we are rehabbing a house in universityville to be used as a student rental, a fourth bedroom would be the best use.  

The main neigborhoods I am looking at now are East Atlanta Village, Adair Park, Old Fourth Ward, and Grant Park due to the fact that these areas are in my price point and I believe they are on the rise, but I want some data to prove that before I just dive in.  

My CPA has me writing off lawn maintenance, travel back and fourth to the house (I think it is .50 a mile from my primary) and some other smaller deductions.

The rehab would have to be less than a quarter of the discount.
