The 300 foot notice is included in your permit fee, no additional cost for that and it's all the same regardless if you  have one house within those 300 ft or 300.

I run an automotive dealership that cannot fit into anything other than then 40,000 square foot building we are in now. 

It may be a strategy for you to dip your foot into investing while attending college. 

I would also like to know the fair market value for rent per square foot in the area.

I live in a 2200 square foot house and just got my power and gas bill; power was $68 and gas $55.Several years ago we had a bad ice storm here; knocked out power on us for 5 days (worse for others out in the country). 

Or am I stuck with this self inflicted gun shot through the foot? 

I am having issues confronting tenants on issues and putting my foot down, and the thought of handing someone a termination notice gives me an ulcer.
