It's just unfortunate you were not notified to get the plumbers out sooner or the PM did not communicate not to leave the faucets off but ultimately if they were left off you likely would have had pressure built up and pipes burst (especially if they lines weren't all PEX) so the root issue of not having heating water lines still was the issue.

Hey All, music composer here getting into the RE game through BRRR, flips, and rentals. 

Here, to find properties under market value is seems not possible and, cashflow is very minimal and, I see equity is the quickest way to get out and, invest in another property. 

What kind of rate should I be able to get right now?

Weirdly, you may actually be able to get better terms and/or more LTV on the refinance if there is debt on the property as lenders have rules for max cash in hand (max proceeds you get at closing) for cash-out refinances.  

Look up local investors on social media and follow them and comment and like their posts so they get used to seeing your name.
